Do new houses need inspectionS?

Are you having a home built, or are you planning a move to a newly constructed house? You might feel like it is not necessary to have a home inspection for your pending purchase - after all - it’s brand new. 

Unfortunately, issues come up even in newly constructed homes.  So, home inspections are recommended even for new home construction and, in fact, a second inspection prior to the expiration of your home warranty may also prove to be a smart move. 
Some problems occur in homes by work not being done properly or by construction errors that go unnoticed.  The construction manager for this new home is juggling several different trades on the jobsite from carpenters, masons, plumbers, electricians and roofer and occasionally things simply get missed or are not done correctly.  Some materials might be damaged by the other construction that follows.  Contractors may cut corners to save time and money.  A thorough inspection by an InterNACHI certified home inspector can help in identifying these issues and shortcuts.

Some people choose to have a home inspector involved during the home construction process. The inspector is able to look at the foundations, plumbing, wiring and structure before the work is covered up by drywall and finishes. These items are also inspected and approved by the city building inspector but having a second set of eyes can be helpful as well.
 
New home buyers may also opt for an 11th Month inspection – a complete home inspection about 11 months after they have moved into the home.  Many contractors provide a 1-year warranty for the houses that they build, meaning that the homeowner is covered for any possible defects and problems that arise in the home during that time. 

An 11th month inspection can help to identify issues that have come up before the warranty expires, after the house has gone through the full range of weather and seasonal changes.  A leaking roof or settling foundation may not be noticeable during an initial inspection and may not be apparent under normal circumstances but having a professional inspector who checks the nooks and crannies and knows what to look for can identify these problems when the house is still under warranty and save the homeowners several headaches and dollars in the future.
